Boiler PM tasks and procedures

  1. ___ Check pilot and burner assembly. Clean orifices for proper flame distribution and quality.
  2. ___ Check operation of electric ignition device, if applicable. Check spark gap and adjust if needed.
  3. Oil fired boilers: 
  4. ___ Replace fuel filter and burner nozzle, clean burner
  5. ___ De-energize, lock out, and tag electrical circuit if applicable.
  6. ___ Check high limit controller by lowering it and see if it cuts out (note: reset it to its original setting)
  7. ___ Check flow switch by shutting circulation pump power off temporarily.
  8. ___ Check low level cut out by draining water in line and properly isolate both valve at circulation pump.
  9. ___ Check to see if flame pattern is even.
  10. ___ Check gas valve for proper voltage on start up
  11. ___ Check for any fire brick crack or hot spot on boiler walls
  12. ___ Visual check of wiring for damaged wire and or bad contacts.
  13. ___ Check igniter for proper arcing and ignition.   
  14. ___ Check safety water pressure release valve (trip valve to check and clean any dirt).
  15. ___ Lubricate and test the combustion air damper
  16. ___ Remove tags, and restore to service.
  17. ___ Run unit and check for unusual noise or vibration
  18. ___ Clean-up work area and remove trash.
  19. ___ Record the time taken to service and the material used on the PM work order.
