Chiller PM tasks and procedures

  1. ___ De-energize, lock out, and tag electrical circuit.
  2. Condenser:
  3. ___ Remove debris from air screen and clean underneath unit.
  4. ___ Pressure wash coil with proper cleaning solution.
  5. ___ Straighten fin tubes with fin comb.
  6. ___ Check electrical connections for tightness.
  7. ___ Check for mounting for tightness.
  8. ___ Check for corrosion. Clean and treat with inhibitor as needed.
  9. ___ Clean fan blades.
  10. ___ Perform required lubrication and remove old or excess lubricant.
  11. Compressor(s):
  12. ___ Check compressor oil level.
  13. ___ Run machine; check action of controls, relays, switches, etc. to see that:
  14. ___ Refrigerant sight glasses show full charges and low moisture (green spot reading)….contact the service contractor if either of these conditions are not acceptable.
  15. ___ Compressor(s) run at proper settings.
  16. ___ Suction and discharge pressures are proper.
  17. ___ Outlet water temperature is set properly.
  18. ___ Check and adjust vibration eliminators.
  19. Controls:
  20. ___ Check operation of all relays, pilot valves, and pressure regulators.
  21. Fan Motors:
  22. ___ Check ventilation ports for soil accumulations; clean if necessary.
  23. ___ Clean exterior of motor surfaces of soil accumulation.
  24. ___ Lubricate bearings according to manufacturer’s recommendations.
  25. ___ Remove filer and drain plugs (use zerk fittings if installed).
  26. ___ Free drain hole of any hard grease (use piece of wire if necessary).
  27. ___ Add grease. Use good grade lithium base grease unless otherwise specified.
  28. ___ Check motor windings for accumulation of soil. Blow out with low pressure air or vacuum as needed.
  29. ___ Check hold-down bolts and grounding straps for tightness.
  30. ___ Remove tags, start unit, and check for vibration or noise
  31. ___ Clean up work area and remove trash.
  32. ___ Record the time taken to service and the material used on the PM work order.
